Before you start

  • The property must have a valid, converted digital parcel block number registered on Ardhisasa or your county’s revenue eCitizen system.
  • For Stamp Duty: A formal valuation request must have been completed, and a certified government valuer must have already uploaded the property appraisal report to your portal profile.

Documents you need

  • The target property's registration Title Number or unique Block/Parcel identifier.
  • The active KRA PIN or National ID numbers of the property owners.
  • The approved Government Valuation Report reference code (only required when paying stamp duty during transfers).

Step by step

  1. Fetch active tax balances or generate a valuation slip

    Log into your verified personal or corporate account on the Ardhisasa portal (for rent and stamp duty) or your respective County Government eCitizen hub (for land rates). Enter your parcel number to fetch real-time debt balances or view your uploaded valuation report.

  2. Generate a Payment Registration Number (PRN)

    Review the calculated cost breakdown on your screen. Click "Generate Payment Slip" to create a unique Payment Registration Number (PRN / e-Slip) linked directly to the Central Bank of Kenya government tax collection ledger.

  3. Settle liabilities via M-Pesa or RTGS bank transfer

    Open your mobile wallet or online banking app. Use the universal government paybill number or selection codes. Input your 14-digit PRN string as your account tracking reference, enter the exact calculated amount, and submit the funds.

  4. Download your official clearance certificates

    Once payment clears the automated ledger, return to your dashboard. The system will instantly unlock a downloadable, secure Land Rent Clearance Certificate or County Rates Clearance Certificate embedded with a QR verification barcode.

How long are Land Rent and Rates Clearance Certificates valid for once issued?
Official government clearance certificates are valid strictly until the end of the current calendar year (December 31st) in which they were issued. If you are executing a property transfer that carries over into the next year, you will be forced to pay the new year's rent and rates upfront to generate fresh certificates before the land registry will sign off.
